TradeTalk Building Conversations Save my seat

Your next good referral is eating lunch across the table.

TradeTalk is a monthly lunch for Santa Barbara's building community. Four to each table — two referrers, two trades or specialty contractors. The trades rotate clockwise every round until every trade has sat across from every referrer. No booth, no pitch deck, just the right people across from you.

The premise

You do better work with people you like.

Referrals do not come from a directory. They come from the contractor who remembers you, the designer who trusts you, the realtor who has seen your work hold up. Those relationships get made over a table, not a contact form.

That is where TradeTalk starts. Every month, one room, the right trades and the people who hire them, over lunch at Validation Ale. Come meet the community. The work comes next. And for anyone who has ever stood at the edge of a networking event wondering how to start, the card does it for you.

The structure does the work so you don't have to.

Nobody has to work the room. Nobody has to engineer a conversation or find a graceful exit. The hot sheet tells you who you're talking to. The card tells you what to say. The bell ends it. The structure does the work that most networking events leave entirely up to you.

How a lunch works · Third Tuesday, monthly

One lunch a month.
Ninety minutes, door to door.

Every month we break bread over the building business at Validation Ale in the Funk Zone. Referrers across the table from trades and specialty contractors, four to a table, and a question deck that starts every real conversation. You know who you're talking to before the round starts. You know what to say when it does. And when the four minutes are up, the bell ends it for you. Nervous in the moment? Never fear - your hot sheet is already at your seat. Everyone at the table, referrers and trades alike, has a name, a company, and what they're looking for in front of you before a word is said.

90 MIN · DOOR TO DOOR

12:00

A burger, a beer, and a builder

A burger and a beer hit the table when you do. While you eat, a veteran of the industry opens the room. Not a speech. Three cards from the TradeTalk deck, answered honestly in front of everyone. Worth the seat on its own.

12:20

Take your side

Two trades, two referrers, one table. Everyone's hot sheet is already at their seat, referrers and trades alike. The people at your table already know who you are, what you do, and what you're looking for. The card does the rest.

Every 4 min

Draw a card, talk shop

Each round opens with a question card from the TradeTalk deck. Real questions about real jobs. Four minutes, then the trades rotate clockwise to the next table and a new card comes off the top. The deck stays sealed until lunch, so every answer is the honest one.

1:20

Pick up where you left off

Ten minutes to find the two or three people you weren't done talking to. Trade numbers, set the job walk, finish the story. Out the door by 1:30.

One card in the deck pays $100. Every lunch, the guest of honor cuts the shuffled 52-card deck, we whittle it down to the number of rounds, and shuffle in the amber star. When a trade draws the star card, they walk out $100 heavier. That's a 1-in-10 chance it's you. Which card? Which question? You find out at the table.

From the room

What people are saying about TradeTalk.

"I absolutely loved the networking event. It was simply one of the best I have ever attended. (I designed the City Chamber of Commerce kiosk on Garden Street and for years was very active in all chamber network events.)

Authentic community connection is both delightful and effective for everyone. My fancy mentor of 45+ years — Bill Bain Jr. of the internationally significant firm NBBJ — taught me that 'I do not have competitors; I have only colleagues.' It was a day of colleagues.

Bravo!"

Paul Rupp, Project Architect Bildsten Architecture and Planning

"It was a fun event. I go to a lot of networking events and you often see and talk to the same people. I like how we were set up to interact with everyone. Five stars!"

Jennifer Shaw, Owner Surface Studio SB

"I liked the format and the variety of trades and businesses that were present."

Why I started this
Jen Lilienstein, founder of TradeTalk

I have spent my career in every corner of this industry. At Allen Construction, I sat next to the team that handed out the work to the trades. At ClearPathGPS, I heard from the trades firsthand about their relationships with the GCs, and from the GCs about the trades. And during my tenure as an exec at CCAV, I watched up close what happens when a PM and a trade are a misfit.

Standing in all three places taught me one thing. What decides whether a job goes well is almost never the bid or the schedule. It is whether the people fit. When a PM and a trade trust each other, a problem gets solved on the phone in five minutes. When they don't, it becomes a change order, a delay, a grudge.

So I built the room where that fit gets found early, before the pressure is on. TradeTalk is where you meet the people you might work with and decide for yourself whether you'd want to. I still believe in looking someone in the eye when I shake their hand. This is a room built for that.

A note on fairness

TradeTalk is independent. I am a marketing consultant that specializes in the building industry. My clients may occasionally be at the table, but they pay for it exactly like every other firm. The room does not steer referrals to anyone, including them. It works because it's fair, and I keep it that way.
